How to Book a Plot in RUDA Chahar Bagh?

Chahar Bagh Lahore is one of the flagship projects of the Ravi Urban Development Authority (RUDA), offering modern living with state-of-the-art infrastructure and premium amenities. Plot Sizes in Chahar Bagh and Chahar Bagh Enclave:

RUDA has launched two phases of Chahar Bagh so far:

  • Chahar Bagh Phase 1: Offers 10 Marla and 1 Kanal plots.
  • Chahar Bagh Phase 2 (Chahar Bagh Enclave): Offers a variety of plot sizes, including 3 Marla, 5 Marla, 7 Marla, 10 Marla, and 1 Kanal.
  • RUDA has planned to launch 3rd phase called Dara Chahar Bagh near Phase 1 and you might say the extension of Chahar Bagh Phase 1 because of its location.

Pricing and Payment Plans:

  • Chahar Bagh Phase 1: Rs. 1,500,000 per Marla.
    • Initially launched at Rs. 1200,000/- per Marla with a 3-year installment plan, but a 2-year payment plan has been introduced for newly added land. Very Limited on Ground Plots Available.
    • Possession is coming in June 2025.
  • Chahar Bagh Enclave (Phase 2): Rs. 1,200,000 per Marla.
    • Comes with a 4-year installment plan.
    • Possession will be granted in 2 years.

A new JV project, Dara Chahar Bagh, is also set to launch soon in this area and it prices and installment plan will be disclosed soon.

  • Chahar Bagh Enclave will be connected via a 220-ft road to Phase 1.
  • Dara Chahar Bagh will have a 300-ft connecting road, ensuring seamless accessibility.

Finding an Authorised RUDA Sales Partner:

RUDA has listed Registered Sales Partners on its official website and you need to pick up a good sales agent who can give you authentic information and guide you future prospects of projects.

Tips for Selecting a Sales Partner

  • Search online presence of each Sales Partner and their marketing efforts.
  • Visit multiple sales partners to compare available plot numbers and locations.
  • Cross-check the information provided by different RUDA’s dealers to ensure transparency.

1- Fill Out the Information Form:

Once you select a plot, finalise your booking by submitting a down payment to your respective sales partner:

  • Phase 1: 15% down payment.
  • Phase 2 (Chahar Bagh Enclave): 10% down payment.

Note: Subject to Change as RUDA changes according to project progress.

The form requires your:

  • Full name and father’s name
  • CNIC/NICOP
  • Mobile number and address
  • Email ID
  • Next of kin’s details

Ensure the plot number is mentioned on the application form before signing.

2- Required Documentation:

  • 2 Passport-size photographs
  • 2 Copies of CNIC/NICOP
  • 2 Copies of next of kin’s CNIC
  • For overseas buyers:
    • NICOP and Passport copies
    • Entry & Exit Stamps
    • Proof of Stay in the Host Country

3- Payment Options

You can make Down Payment to your selected RUDA Sales Partner in following medium:

  • Pay Order
  • Online Transfer
  • Any Banking Medium after Mutual Discussion.

Receiving Your Application & Intimation Letter:

After submitting the application form with payment to your hired RUDA registered dealers, they will submit it to RUDA Commercial and Customer Service Department next day. You will receive a stamped receipt as proof from them next day for record purpose.

Your Intimation Letter will be delivered via Pakistan Post within two weeks (or longer for remote areas). This letter includes:

  • Plot Details
  • Payment plan
  • Membership form

RUDA has introduced a Rs. 50,000/- membership fee effective from January 1, 2025, applicable to all projects, including Sapphire Bay. You may pay this fee after receiving your intimation letter or delayed it till the end of your payment plan. But please keep in mind you have to clear your dues before selling it during the course of payment plan.

Installment Payments:

Your Intimation Letter outlines the complete installment schedule. RUDA accepts payments via:

  • Pay Order
  • Online Banking Transfer Via IBFT, SWIFT

Taxes & Additional Charges:

Since RUDA’s Chahar Bagh and Chahar Bagh Enclave are approved by the Punjab Government, applicable taxes must be paid:

  • FBR Tax (236K) can be paid with each installment or before selling the plot. Or you can pay end of your payment plan. But please note that you must clear your outstanding dues if you make a plan of selling your plot before completing payment plan.

Late Payment Surcharge:

Installments are due quarterly in February, May, August, and November. To avoid late payment charges, ensure payments are made before the 7th of each due month. Otherwise, RUDA will charge late payment charges mentioned back side of your Chahar Bagh intimation letter.

Discounts on Chahar Bagh Plots:

Currently, RUDA offers following types of discounts:

  • 5% Discount for Overseas Pakistanis: Available upon completion of the installment plan. Ensure this is mentioned in your application form and attached required documentation.
  • 5% Discount on Cash Payment: If you want to make full payment in advance of your plot then RUDA will offer you 5% discount on total amount.
